DESCRIPTION OF THE LOCATION OF THE FOUNTAIN OF YOUTH DEVELOMPENT

In a small seaside village of 500 inhabitants on the island of Evia is located this beatiful flats.
Its main feature is a 1,5 km. long, sand and pebble beach, which is 4-20 meters wide.
Adjoining to the beach and parallel to it, is the main pedestrian and car road of the village,
which is 15 meters wide. Adjoining the main road are the buildings of the village with sea
frontage, which are either small houses or 3-4 floor small apartment-buildings. There are
also several tavernas (typical traditional fish restaurants ), kafenia (typical traditional
coffee-shops ) and two music bars. There is also a small hotel, situated 30 meters from
our development, where your friends and guests can stay, when they visit you. It is
a place where you can enjoy the laid back, safe and calm life of a greek village. There is
a public bus connection between this village and Halkida/Evia, every half an hour and
there is also a radio taxi service. 1000 meters to the north of this village, is the large
village of Vasiliko, which has a fully developed shopping area. 10 km to the north-west
of this village,is the seaside town of Halkida. Halkida is a town of 80.000 people and the
capital of the island of Evia, the second largest island in Greece. It is a favourite destination
of Athenians and tourists because of its beaches, natural beauty, architecture, seaside
promenade, very active night-life, famous fish-restaurants, and facilities (major hospital,
banks, services, shops, professionals etc.). It is situated just 100 km from the international
Airport of Athens and 80 km from the centre of the city of ATHENS. Halkida is accessible
by car, bus and train, through a bridge that connects the island with the mainland. There
is a public bus connection between Halkida and Athens every half an hour and a a train
connection every one hour. There is now a new rail link from the Airport, so you can

DESCRIPTION OF THE DEVELOMPENT

FOUNTAIN OF YOUTH is built on a 1.400 sq.m. rectangular plot of land, with 25 meters
sea frontage, that adjoins the main pedestrian and car seaside road of the village. It lies just
20 meters, from the sea. It consists of two buildings, each parallel to the other and to the
sea-beach. Within the development’s boundaries, between and around its two buildings, lies
a garden of around 800 sq.m.. The first building, NAFSIKA, is a small two floor structure,
consisting of 4 maisonettes, about 130 sq.m. each. The second building, AMFITRION, lies
behind the first one, and it is a four - floor structure, with four apartments per floor.
AMFITRION is placed on columns, so that even the apartments of the first floor, lie
higher than the roof of the NAFSIKA building and thus have direct view to the beach. Each
of the 16 apartments has a surface of about 70-100 sq.m. (one, two ,or three bedrooms) and
possess beautiful, wide verandas-balconies overlooking the sea and the interior of the village.
Thus someone relaxing in any of these balconies, will be enjoying, during the day, the view
of the sea and the beach and, during the night, the view of the lights of the village reflecting
in the sea. It must be added that each of the apartments is sold with it) its own parking place,
situated either in the underground parking or in the area between the columns that support
the AMFITRION building its own independent storage room, situated in the underground parking.

SCHEDULE OF CONSTRUCTION’S COMPLETION

We have been building for the last 6 months. We have already finished the concrete framework
of the NAFSIKA building, and we are currently constructing its brick walls. This building will be finished
in 6 months, by June 2007. We also have started constructing the AMFITRION building.We have already
finished the concrete framework and walls of the underground parking, of the ground floor and we are
currently constucting the framework of its first floor. This building will be finished in 17 months, i.e. by
May 2008. The above mentioned completion dates are guarantied in writing by the developer. Furthermore
it should be added that, in each sale contract there is a provision for compensation paid to any buyer for

AFTER SALES SERVICE

Τhe proper structure of a sold property and the correct function of any of its installations are guarantied
by the developer, for a period of 12 months after the sale. For the above mentioned period the developer
is obliged to repair with his personnel and at his expense, any damage of the sold property, that is due
to poor construction and/or to material failure.

DESCRIPTION OF PROPERTIES OF THE DEVELOPMENT FOR SALE IN THE INTERNATIONAL MARKET
